Angel Luis Almonte Perez
Co-Founder & Director, StaysIn
Angel Luis Almonte Perez is a hospitality professional, entrepreneur and Co-Founder of StaysIn, an Edinburgh-based short-term let and property management company. With approximately 15 years of experience across hospitality, property and customer-facing operations, Luis brings a commercial and operational perspective to short-term rental management.
From hospitality to property
Luis's first move into business was through residential property.
He became involved in purchasing properties, improving and renovating them, and subsequently reselling them. That experience provided an early grounding in property evaluation, refurbishment, commercial decision-making and understanding where improvements can create additional value.
Over time, his focus moved from property trading towards hospitality and short-term accommodation.
Rather than concentrating solely on the value of a property as an asset, Luis became increasingly interested in how properties could be operated as hospitality businesses, including how pricing, presentation, occupancy, guest experience and operational efficiency influence their performance.
This eventually developed into what became StaysIn.
Building StaysIn
StaysIn had operated in the Edinburgh accommodation market before its current partnership structure was established.
In 2023, Luis, Solene Capaldi and Joanne Higgins brought their respective experience together under StaysIn, combining expertise across hospitality, guest experience, property operations, housekeeping, revenue management and business development, with marketing spearheaded by partner Kiril Ivanov & TwoSquares.
Today, StaysIn manages more than 60 properties across Edinburgh, supported by a wider operational team that includes cleaners, supervisors, virtual assistants, marketing support, maintenance and handyman services.
Luis has played a central role in the commercial development of the business.
His responsibilities include business development, revenue management, pricing strategy and identifying ways to improve the commercial performance of short-term rental properties through full property management.
Revenue management and pricing
One of Luis's principal areas of expertise is short-term rental revenue and pricing.
Unlike conventional residential rentals, short-term accommodation operates in a highly dynamic market. Demand can vary significantly according to season, day of the week, local events, festivals, property type, location and booking lead time.
Edinburgh presents an especially interesting market because demand can change dramatically around major periods such as the Edinburgh Festival Fringe, Christmas and Hogmanay, as well as concerts, sporting events and other large-scale events.
Luis's work involves considering these factors when developing pricing and revenue strategies for managed properties. Explore our approach to property management pricing & options.
His approach focuses on achieving a balance between occupancy, nightly rate, length of stay and overall property revenue rather than viewing occupancy alone as the measure of success.
Hospitality experience
Luis has approximately 15 years of professional hospitality experience.
Before becoming involved in StaysIn, he worked in a variety of hospitality roles in both Venice and Edinburgh.
Having worked within hospitality environments in two internationally recognised visitor destinations has given him practical experience of the expectations of travellers from different countries and backgrounds.
That experience now informs his approach to short-term accommodation, where a property is not simply a place to stay but part of the overall visitor experience.
Local short-term let experience
Through StaysIn, Luis works directly within Edinburgh's short-term let market.
His experience covers short-term let property management, revenue management, dynamic pricing, property onboarding, business development, portfolio growth, booking performance, guest accommodation, property improvement, owner relationships, and Edinburgh tourism demand.
Business and professional community
Luis is involved in Edinburgh's wider business community and participates in professional networking organisations including Coffee Connections Edinburgh, the Federation of Small Businesses and BNI.
These networks provide regular interaction with other independent business owners, property professionals and service providers operating across Edinburgh and the wider Scottish business community.
Editorial Perspective & Standards
“When writing about short-term accommodation, Luis approaches the subject from the perspective of someone actively operating properties rather than solely commenting on the industry from outside it. He considers factors including commercial performance, operational practicality, guest expectations, changing demand, property standards and the experience of property owners. His contributions are intended to provide practical insight based on his experience across hospitality, property and short-term rental management.”
